PROPERTY DESCRIPTION: This southern Muskogee and Haskell County farm & ranch offers a balance of irrigated farmland, introduced forage bottoms and mosaic mix of upland areas creating excellent wildlife habitat. LOCATION:

The ranch is approximately 20 minutes from Warner, 45 minutes from Muskogee and 1.5 hrs to Tulsa.

AGRICULTURE PRODUCTION:  The property includes approximately 540 acres of tillable Canadian River bottom land. The 6 pivots are capable of irrigating both the farm ground and improved forages. The 2 pump stations, rated at 3900 gal/min each, irrigate approximately 375 acres and are capable of running 4 pivots at one time. Additionally, the existing natural gas well provides a much lower lift cost than diesel alone. Midland 99, Wrangler, K-31 fescue, triticale, arrow leaf/ ladino clovers and multiple ryegrasses have all been planted under irrigation. The soils are composed of primarily fine sandy and fine silty loam soils located in the river bottom area providing up to 8 AUM’s/ acre. The ranch is fenced into multiple traps and pastures to facilitate rotational grazing.

Approximately 415 acres are currently in row crop production rotating between soybeans, wheat and corn. Recent average yields have been 50 bu soybeans, 50 bu graze-out wheat and 175-200 bu corn.  

The remaining balance of the ranch includes a mosaic mix of upland Bermuda based pastures and mature hardwood timber. Not only do the soils and improved forages provide excellent grazing, but excellent wildlife habitat as well.

WILDLIFE AND RECREATION: This area is known for the varied wildlife that inhabit the upland timber and river bottom areas.  The many ponds, 5 acre lake and Canadian River frontage provide bass, crappie and catfish for the fisherman and creates a large draw for waterfowl. The property is currently generating significant income from waterfowl and deer hunting. The rolling hills with beautiful vistas from the high ridges of 930 feet or more look over the bottom-land areas of approximately 470 feet.
