Soils/Vegetation/Wildlife:      The majority of the soils on this property consist of fine sandy, very fine sandy and silt loams, all within the bottomlands of Sand Creek.  Ninety acres are in bermudagrass pasture, with approximately 180 acres in four tracts composed of cropland.  The remainder is in stream and native riparian habitat.  Tree species include elm, black and honey locust, hackberry and cottonwood, among others.  This property supports excellent habitat for white-tailed deer and Rio Grande turkey, with high potential for bobwhite quail and pheasant.  Depending on the season and surface water conditions, waterfowl and sandhill cranes may inhabit the property.  Salt Plains National Wildlife Refuge is located in reasonable proximity to the property.

Improvements:   The modern cabin/garage and historic storm shelter (1,500 square feet with 600 square feet of living space) are located on an old home site on the north quarter section.  Also on the north quarter section is a 75×130 foot hay barn with 16 and 20 foot-high eaves.  Excellent perimeter fencing exists throughout the south quarter.  Rural water and electrical service are provided on the property.  An inactive irrigation well, pipeline and pivot point are located on the south quarter as well.
