Water: Numerous springs and draws throughout the ranch create a very unique and scenic property. These water sources all contribute to the clear water of Spavinaw Creek on the southern portion of the ranch.

Wildlife/ Recreation and Grazing: The mix of pine and hardwood timber compliments the diverse riparian creeks to create the habitat for a varied wildlife population. As stated by Land Legacy, the property qualified for the easement by “Constituting a valuable element of the natural habitat of the Eucha/Spavinaw watershed and ecosystem and the ecosystem’s ecological, natural, scenic, and open space values, including flora, fauna, and prime and important soils; the property provides significant wildlife habitat, and the maintenance of such natural habitat helps support wildlife populations in the Ozark and Eucha/Spavinaw ecosystems. In addition to the agricultural productivity of the property, all of these natural habitat, ecological, wildlife, water resource, natural, scenic, and open space values (“Conservation Values”) are worthy of conservation and of great importance to the Grantors, the State of Oklahoma, and the United States of America.”
The primary restriction is that the property cannot be subdivided, regulates fertilizer application and restricts confined animal production. The landowner may retain the right to use the property for any agricultural or personal residential uses, and to carry on all normal farming and ranching practices. Additional Information: The property is contiguous with no public access running through the ranch. A gravel county road borders the property on the southwest providing access, as well as, the entrance located at the northeast corner of the property.

Taxes: Oklahoma advalorem taxes are relatively lower than several of the adjoining states. The taxes for the ranch are approximately $650 per year.
The Accelerated Federal Depreciation that has been available in Oklahoma since 1994 has been extended annually through 2013, but is awaiting extension. The acreage is in an area that is believed to be qualified for approximately a 40% shorter recovery period for most non-residential depreciable property.
