The Fisher Oklahoma cattle Ranch is located West of Marlow in South Central OK. With approximately 800 acres in Bermuda this property has been utilized as both a cow/calf and stocker operation. County road access and Hwy 7 frontage make this a very accessible ranch from Lawton, Duncan and Marlow.
The ranch is well cross fenced and has over 20 miles of good to excellent fences.
There are 7 ponds and over 3.5 miles of Little Beaver and Hell Creek, which converge on the property. Five water wells as well as rural water supply the ranch. The house is currently on rural water and the corrals are on well water.
The headquarters is located on Hwy 7 and is easily accessible to trucks.A 14’X50’ mobile home serves as an office. The steel corrals are well lit and designed for easy sorting and will hold 1500 head.
The 10’X24’ platform scales hold 40,000 lbs. Each pen is watered and the working chute is set on a concrete pad with electricity available.Cattle and horses can be turned out into two traps from the corral. The overhead feed bin and grain bins will sell with the ranch.
The family home is a 1750 sq ft ranch house with 3 bedrooms and 1 bath. It sits along the highway across the creek from the headquarters.The home has been taken care of and is very comfortable. A barn next to the house was built in the early 1900’s.
The property is located in an area that qualifies for accelerated federal income tax depreciation
on qualifying ranch improvements. This is due to the Taxpayer Relief Act of 1997 that targets
former Indian Lands in Oklahoma. This act has been extended through 2007, and provides a
shorter recovery period of approximately 40% for most non-residential and depreciable assets
that might be constructed on the ranch. It is awaiting approval for extension in the new Federal
Budget.
