Description: This livestock grazing property is located along state highway 60 approximately 14 miles east of Ponca City, OK and 25 miles west of Pawhuska, OK. It features upland Tallgrass prairie with several large draws suitable for constructing large water impoundments. The elevation of the property varies from over 1150 ft to 1050 ft in the lower draws providing multiple building sites that offer views across the property. The limestone soils support native tallgrass forage, forbs, and legumes. Current forage conditions are in excellent condition.

Acreage:          The 460 +/- acres are located in Osage County and sell as surface only.

Location:        The property is accessible via private road located on section line and borders State Highway 60 for approximately 3960’.

  • 15 min east of Ponca City
  • 20 min west of Pawhuska
  • 1.5 hr from Tulsa

Improvements: The property is considered raw land with no improvements, ready to build upon. Fencing is suitable for either stocker cattle or cow-calf production.

Soils/Forage: Native prairie forages are found on the limestone soils of this true Tallgrass prairie property. The major tallgrass species are all represented including big bluestem, Indiangrass, switchgrass, and little bluestem. The primary soils represented are Bethany- Pawhuska complex, Grainola- Shidler complex and silt loams in the lower lying areas. The property is rated at approximately 4000 lbs/ac/yr providing above average forage production suitable for either stocker or cow-calf production.  

Wildlife and Recreation: Osage County is renowned for its diverse wildlife, with this area being no exception. The region’s historical wildlife management practices contribute to exceptional Whitetail deer hunting. The varied topography of the Tallgrass prairie ecosystem creates excellent wildlife habitat including White-tailed deer, wild turkeys and northern bobwhite quail.

Water: Stock water is provided by 3 ponds ranging from 3.5 ac to 1 ac of surface water. Statistically, Osage County has an annual rainfall of approximately 38”.  Historically, November through February is the driest period of the year. The draws and wet weather creeks are spring fed and traditionally provided additional stock water for the property. Multiple pond or lake locations can be found throughout the property.

Additional Information: Although the property adjoins state highway 60, the varied topography provides the feeling of seclusion and privacy. Power is located on site.

Compared to many other states, the advalorem taxes are relatively low.  The current taxes are approximately $0.63/ acre per annum. This property is part of a larger ranch. Final acreage and legal description to be determined by survey.
