The 285 acre Lake View Ranch is a well-managed property for both cattle grazing and whitetail deer hunting.

The Limestone and Sandstone based soils produce excellent native grasses, legumes and forbs for high end cattle performance.   This same mixture, along with native oak, ash, hickory and persimmons, provide excellent habitat for top quality deer hunting.

Quality land management practices have been used over the past several years.  Cedar trees and other undesirable trees have been clipped, pilled and burned.  The north half of the ranch was aerial sprayed in 2017 to remove unwanted plants.  The same treatment was used in 2018 on the south half of the ranch.

The ranch has had very little hunting pressure in the past 20 years.  Whitetail deer are plentiful and the opportunity to harvest a 140-170 inch buck should occur on a regular basis.  Native turkeys are seen occasionally on the ranch.  Quail populations are present and fluctuate year to year.

The property is bordered on three sides by public roads.  The east side is  bordered by Sedan City Lake Property.  This unique situation prevents any cattle from grazing across the fence and having ‘nose to nose’ contact, which greatly reduces the spread of many cattle disease.

Some of the high spots on the ranch offer views of either the Old Sedan Lake or the New City Lake.    Both lakes are within easy walking distance from the ranch.  The development possibilities of the ranch are endless! The Ranch offers many locations for building your dream home.

Owned Mineral Rights will transfer to the new owner.  Currently there is an oil lease with a small amount of production.
