The ranch is located less than 3 miles northeast of the small community of Nelagoney located about halfway between Pawhuska and Barnsdall. The property may be accessed from the west via County Road 2627 and from the east via County Road 2431 and then across a recorded easement through adjoining private property.

Wildlife:

The land for sale and the area have been managed for several years by the owner and adjoining land owners for quality wildlife habitat. A concerted effort has been made to develop trophy deer and balance the buck/doe ratio. Considerable progress has been made to enhance the quail population to the point that meaningful hunting has been available the last few years. Quality fishing opportunities are found in Cedar Creek and the several ponds as well.

Improvements:

Although the total acreage of native grass is not large enough to sustain a large livestock operation, it does offer a large enough area to provide grazing for a cattle operation and is currently grazed in the summer with stocker cattle.
